Wellington’s apartment market remains sluggish with high listing numbers and weak demand. Around 300 apartments are for sale in August 2025, roughly 20% more than last year creating strong competition among sellers and giving buyers greater choice and negotiation power. We have had many instances where apartments are selling for the same price as they were bought for 10 years prior!

 

Market Drivers: Extra supply from new developments is a major factor, shifting market conditions towards buyers. Older stock taking long to sell means that their is simply too much choice out their putting pricing presser on owners. Owners must be sharply priced to grab attention.
